Additional Property Attributes

The Property is situated the west side of North Miami Avenue. The Property contained one approximately 3,750-square-foot commercial building. The Property was vacant with no active tenant and was being used for storage of equipment, furniture, and various documents by the owner. The interior of the Property building consisted of a few smaller rooms most likely formerly used as offices, an open area used for storage, a former kitchen, and restrooms. IDA observed one 5-gallon container of furfuryl alcohol and several 1-quart containers of motor oil in the Property building. According to the Property owner, who escorted Allwyn personnel during the site reconnaissance, these chemicals were used for personal projects. Based on the quantities and types of chemicals used and the reported use of these chemicals, the environmental professional concluded that the presence of these chemicals were not RECs or indicators of RECs for the Property.

Former Use: Miami was removed from the San Carlos Apache Reservation and designated as public land named the Globe Mining District. Based on Allwyn�s review of historical documents, the Property was developed with three buildings prior to September 1915. The northern building present on the Property in 1915 may be the current Property building which may have been expanded sometime between 1943 and 1961. The Property was used as a retail store until the 1950s when the building was used as the Miami Miners Union Local at least from 1958 through 1990. At the time of the site reconnaissance, the Property building was being used by the owner for the storage of furniture, equipment, and documents.
