Additional Property Attributes

The Property was situated on the south side of U.S. Highway 60 and west side of South Old Oak Street. According to Gila County records, one approximately 988-square-foot residential-use structure and one approximately 1,514-square-foot residential-use structure were located on the Property. At the time of the site reconnaissance of the Property, IDA only observed the former Claypool Methodist Church. It is possible the church was originally two residences that were either demolished or enclosed to create the church. The tenant of the Property building was the 2nd Chance Clothing Store and Donation Center. A small grass area was observed south of the church.

Former Use: Historical records reviewed by IDA for this Phase I ESA indicated a tailings pile was first placed on the site located north of the Property and across US Highway 60 in the 1940s. Mine tailings often have elevated concentrations of one or more of the Resource Conservation and Recovery Act (RCRA) metals (arsenic, barium, cadmium, chromium, lead, mercury, selenium, and silver). Because of the proximity of the mine tailings pile to the Property and the number of years the tailings pile has been present, it is possible sediment from the tailings pile has been conveyed from the tailings pile onto the Property via wind and/or surface water runoff. The result is that elevated concentrations of one or more of these metals may be present in the surface soil on the Property. Therefore, the proximity of a mine tailings pile north of the Property is considered an indicator of a REC for the Property (possibility of elevated RCRA metal concentrations in surface soil on the Property) and IDA recommends additional assessment of this REC.
