Additional Property Attributes

The Property is situated on approximately 0.32 acres and contains one two-story, single-family residence with a basement, an adjacent single-story restaurant, and a three-sided storage shed. The remainder of the Property not covered by the buildings included a private yard area and a patio used by the restaurant for a dining area. The residence was being renovated, and had brick exterior walls on the first floor and basement and wood exterior walls on the second floor. The residence had a sloped roof covered with shingles and appeared to be in poor condition. The interior walls were constructed of plaster and lathe while the floors were constructed of wood. A wood-fired heater, no longer in use, was present in the basement. A two-story addition was constructed on the southwest side of the residence, and included a single-story room adjacent to the original basement and a room being used as a bedroom on the first floor. The addition had stucco exterior walls and textured and painted drywall interior walls and ceilings. Both rooms appeared to have composite wood flooring. A wood deck was built on the southwest wall of the addition. A vehicle was parked underneath the deck. A garden was located adjacent to the southeast wall, west end, of the residence. The building occupied by the Nurd Berger restaurant was located adjacent to the southeast wall of the residence and appeared to be constructed of wood exterior walls covered by stucco and a sloped roof with shingles. The interior of the building appeared to be comprised of painted and textured drywall interior walls and ceilings, fluorescent lighting, and floors covered with vinyl tile and ceramic tile. A kitchen and food storage and preparation area was located in the west portion of the building while a dining area was located in the east portion. There was a three-sided storage shed located southwest of the residence and restaurant, that was used to store car parts, building materials, furniture, and containers of miscellaneous paints and other hazardous substances. It appeared some equipment and vehicle repair work was performed adjacent to the southeast side of the shed. Test borings were installed to sample soil and soil gas to assess the potential impacts of former adjoining gasoline stations and automotive repair activities on the Property. Analytical results indicated that lead, asbestos, and VOCs were present at the Property and required additional assessment, remediation, and/or abatement.

Former Use: The Property was likely developed after the 1870s when the mineral region that encompasses Globe and Miami was removed from the San Carlos Apache Reservation and designated as public land named the Globe Mining District. Based on IDA�s review of historical documents, a single-family residence was located on the Property from at least 1904 until the time of the site reconnaissance. The original residence was single-story but by about 1929, a second story was added to the residence. The building housing the current restaurant was reportedly constructed in 1925. The Property has had various retail users beginning in the 1950s including a floral company, gift shop, upholstery shop, and barbershop. At the time of the site reconnaissance, the house on the Property was being used as a residence with various tenants and the restaurant was occupied by the restaurant, Nurd Berger Caf
