Additional Property Attributes

The Property was situated on approximately 0.19 acres along the north side of East Ash Street and contained one 1,008-square-foot building. The Property is occupied by Martin Motorsports, a company that services and repairs all-terrain vehicles (ATVs). The western portion of the Property building appeared to be used as a storage area where miscellaneous parts and supplies were stored. Three service bays were located in the central portion of the Property building, and a small office and restrooms were located on the eastern end of the Property building. IDA observed motor bikes, 55-gallon drums, and 5-gallon containers of petroleum products such as motor oils and brake fluid in a narrow area (less than four feet in width) between the north exterior wall of the Property building and the north Property boundary. The majority of this area appeared to be paved with concrete but the western end of this storage area did not appear to be paved. At the time of the site reconnaissance of the Property, IDA observed dark, oily stains on the concrete and surface soil, probable indicators of leaks and spills of petroleum products and/or hazardous substances currently and formerly stored in this area. Based on field observations, IDA concluded the stained area on the north side of the Property, in the storage area, is a REC for the Property. Test borings were installed and soil samples and soil gas samples were collected and analyzed for chemicals of concerns associated with the former gasoline station and automotive repair facility. Analytical results indicated potential impact from the UST systems.

Former Use: The Property vicinity was likely developed in the 1870s when the mineral region that encompasses Miami, Claypool, and Globe was removed from the San Carlos Apache Reservation and designated as public land named the Globe Mining District. Based on IDA�s review of historical documents for this Phase I ESA, the Property contained a single-family residence and a garage until about 1950. The Property was redeveloped with a service garage and gasoline station in 1950. The gasoline station discontinued operations in the late 1970s but the Property continued to function as a service garage. The Property tenant at the time of the reconnaissance was Martin Motorsports, which repaired ATVs.
