Additional Property Attributes

The site is located across the street from Ayer Auto Sales, and would allow Mr. Ayer to consolidate his two businesses from separate locations into one. The garage will continue to be used as a garage to provide mechanical repair services. It is anticipated that the first floor of the adjacent residence will become a waiting area for customers of the garage. The 2nd floor will be rented as an apartment. A portion of the two properties will also be used as additional parking for Ayer Auto Sales, LLC, across N. Main Street. An Auto Body Shop is a permitted use in the Commercial District of Barre City. The Phase 1 ESA has identified 2 Recognized Environmental Concerns: 1) hydraulic fluid leakage from a 60 year history of hydraulic lift usage 2) an oil-water separator. The oil water separator has been assessed & removed by the owner during pre-Phase 2 clean up activities. The site is enrolled in the Vermont Liability Limitation Program. Mr. Ayer plans to bring in and/or acquire state of the art equipment valued at more than $50,000, to enable the business to meet the high level of technical requirements necessary to properly service late model vehicles. This will allow the business to provide a level of service not widely available in Barre City and expand local skilled employment, with wages ranging from $14 to $30 per hour. Specifically, Mr. Ayer anticipates employing three (3) automotive technicians, one (1) service writer and possibly a receptionist on-site. Furthermore, Mr. Ayer anticipates increasing employment at Ayer Auto Sales, LLC because of the improved service he will be able to offer customers, as well as the additional space for displaying vehicles the dealership has for sale.

Former Use: The North Main Street neighborhood of Barre City is characterized by historic neighborhoods bisected by the North Main Street thoroughfare. The main road has a history of commercial development which has served the residents since the City�s heyday as a granite carving capital. In the 1930�s an auto body shop was established in the rear yard of the neighboring residential dwelling. Ernie�s Garage continued the historic use and operated on the site from 1984 until 2016. David Ayers, owner of a collection of successful auto repair and auto-related enterprises in the City purchased two adjoining properties (totaling 0.34 acres) in 2016 with plans to upgrade the existing garage and modernize the service facility.
