Additional Property Attributes

The Site includes a one-story office building, which houses an art framing shop and gallery, and a lawyer�s office which is located along the western side of the one-story office building. The eastern portion of the Site is covered by an asphalt parking lot, while the rest of the property covered with grass and landscape rock. An existing monitoring well is located to the north of the building that has been covered by concrete and is no longer accessible. The well was identified by Montana DEQ to be an old monitoring well associated with the Town Pump Inc. Billings 2 LUST site. DEQ confirmed that this petroleum release site has not impacted adjoining properties, and that the Site is hydraulically cross-gradient to the LUST site. No RECs were identified in the Phase I ESA to be associated with the Site.

Former Use: The Site is located in a residential/commercial-industrial area of Billings, Montana. The Site consists of a 3,864 square-foot, one-story retail building, a parking lot that adjoins the building to the east, and grass and sidewalk covered areas to the south and north of the Site building. Prior to commercial office building use, the Site was used for residential purposes. Before 6th Avenue LLP acquired the property, Murlan & Cheryl Fowell along with John Armstrong owned the property.
