Additional Property Attributes

Environmental sampling conducted at the site by Terracon in 2012 confirmed the presence of elevated levels of volatile organic compounds (VOCs) and polycyclic aromatic hydrocarbons (PAHs) in groundwater and elevated levels of PAHs in soil. Soil gas samples were collected by Olsson Associates (2016) to assess vapor intrusion concerns. Analytical results indicated TCE and/or PCE in 15 of the 18 samples collected. Thirteen of these samples were above EPA residential Vapor Intrusion Screening Levels (VISL). Among these, six were above residential NDEQ risk based concentrations (RBCs) and three were above industrial RBCs. Elevated levels of the following contaminants were also detected in soil gas that exceeded NDEQ residential RBCs: 1,3-butadiene; 1,4-dioxane; benzene; and 1,2,4-trimethylbenzene. Precautions should be taken during any future demolition or construction activities. It is recommended that an environmental professional be onsite during any demolition and construction activities to ensure that affected media is properly characterized and disposed of. An assessment of the indoor air pathway and vapor mitigation systems should be incorporated into any future construction plans. Excavation or engineering controls should address elevated PAH soil contamination on site. Arsenic in groundwater is believed to be from background concentrations.

Former Use: The site has operated as Store Kraft Manufacturing since approximately 1920 until 2014. It was developed for Lang Canning Company prior to 1903. Store Kraft manufactured a wide variety of products including, but not limited to, lighted display cases, checkout counters, wall systems, gondolas, drawing boards, tail assemblies and turret seats for bombers, and ammunition boxes. A Phase I Environmental Site Assessment conducted for the property by Terracon (2011) outlined the following Recognized Environmental Conditions (RECs): (1) the use, storage, and disposal of hazardous materials; (2) the historical use of finishing products (paints, oils, lacquers), solvent (mineral spirits and paint thinners), and on-site burning of waste solvents, sludge, and wood; (3) on-site releases of hazardous substances; (4) the historical use of adjoining properties including gasoline/service stations (petroleum and solvents), oil companies (bulk petroleum storage), and a farm cooperative (fertilizers and pesticides); (5) six off-site properties identified as leaking underground storage tank (LUST) facilities.
