Additional Property Attributes

The property is slated to be a community garden. Soil sampling indicated SVOC concentrations exceeding the Voluntary Cleanup Program (VCP) Remediation Goals (RGs) for residential soil throughout the entire property; Arsenic was detected above VCP RGs for industrial soil throughout the entire property; One area - the northeast section - had lead levels exceeding VCP RGs for residential soil. The EPA suggests that 100 ppm be used as a safe threshold for lead in soils being used for urban gardening. More than half of the sampled areas had lead levels exceeding 100 ppm. If the property is to be used for urban gardening purposes, it is recommended that soil be excavated to a depth that is protective of the effective root zone depth; a protective barrier should be placed between the soil left in place and clean fill to demarcate the boundary. Raised beds are another option with protective coverings or mulch in place to prevent direct contact with contaminated soils. Best management practices should be utilized (e.g., washing hands, washing produce, not tracking soil indoors) to reduce the exposure risk of lead, arsenic, and SVOCs.

Former Use: The subject site has been maintained as a grass-covered, undeveloped area since at least 1993. The property was historically owned by BNSF railroad. Railroad activities pertaining to the site are unknown. Remnants of an abandoned railroad track can be seen near the western property boundary.
