Additional Property Attributes

Phase I and VAP Limited Phase II was undertaken to evaluate the potential soil impacts of the adjacent gas station property on the southeastern boundary of the property. Five soil samples were obtained. Only one sample had a concentration that exceeded VAP residential standard or BUSTR residential standard. However, all results were below commercial/industrial land use standards. Grab groundwater screening results indicated that one sample had concentrations exceeding VAP standards. However, it was not viewed as a release from the adjacent SUNOCO site. It was recommended that no monitoring wells be installed at the property. Demolition and site finish completed fourth quarter 2017. City working with end user on redevelopment of site. Universal Windows will build its $3.5 million headquarters at the creating 40 new jobs. Project complete. Former Use: Property was undeveloped until 1970 when a hotel was constructed. Property has remained a hotel since then. A commercial buidling was later added in 1992 when the indoor pool was added to the property. It is now a vacant building, acquired by the City of Bedford Heights in 2012 for redevelopment. Universal Windows completed construction of its new facility and office space, spending $3.5 million. 40 new positions were created in the City of Bedford Heights.
