Additional Property Attributes

Second Quarter 2017 � Limited VAP Phase II completed. Electromagnetic survey showed strong possibility of four to seven USTs still located on the property. One of the six soil samples taken indicated concentrations exceeding VAP and BUSTR standards. Although hydrocarbon soils are limited, recommendation that additional soil and groundwater sampling be performed. Additional recommendation that subsurface work be conducted to address potential soil to indoor exposure pathway, for future redevelopment possibilities. CCLRC also working on a grant application to the ODAS for Abandoned Service Station Grant funds to demolish the building and remove the possible USTs and impacted soil on the property. Third Quarter 2017 � Burgess & Niple is still working on ODAS Abandoned Service Station Grant funds. Awaiting BUSTR confirmation of abandonment to submit application. Fourth Quarter 2017 � ODAS awarded $100,000 for the cleanup of this site. Grant agreement d. First Quarter 2018 � CCLRC preparing specs for the demolition of the building. Burgess & Niple will be overseeing the demolition efforts as it pertains to removal of the hydraulic lift and removal of any remaining USTs. Demolition anticipated second quarter 2018. This site is being developed as green space to support two developments in the neighborhood. The first project is immediately adjacent to this parcel. A $15 million mixed use development broke ground this month. The second project, directly across the street, is a $9 million investment of two Fisher Houses to provide supportive housing to those families who have loved ones receiving medical treatment at the Louis Stokes VA Hospital two blocks away. Second Quarter 2018 � CCLRC demolished building. Site investigations for USTs underway. Third Quarter 2018 � Site investigations found four USTs, which were removed with approximately 300 tons of soil. Lab testing resulted in monitoring wells installed recently. Testing of water to verify non-contamination to occur fourth quarter 2018. Fourth Quarter 2018 � CCLRC received an NFA from BUSTR on this property. Project complete.

Former Use: The property consists of one 800 sq. ft. building that served as an auto garage from 1941 to 1974. Additional features of the property include an associated paved area with a former dispenser island. The property also appears to have been a former dry cleaner from 1951 to 1974. The dry cleaner possibly occupied a building that was once located on the norther portion of the property. It is no longer there. The exterior of the remaining building has evidence of a former dispenser island, three potential USTs, possible fill ports, and a vent pipe. The building's interior contains waste oil drains from a former hydraulic lift.
