Additional Property Attributes

The Property is situated on an approximately 0.24 acre parcel located on the south side of North Broad Street and contains one office building, a shade canopy, a storage building, and asphalt-paved driveways and storage areas. The portion of the Property not covered by buildings was paved with asphalt. The asphalt appeared to be in poor condition, probably a result of weathering and age rather than impact from petroleum products or hazardous substances. The Property was enclosed by a chain-link fence. Dream Pole Construction occupies the Property and uses it to store miscellaneous equipment and supplies used at construction sites. The office building was approximately 822-square-foot, single-story building with a slab-on-grade concrete floor slab, brick exterior walls, and a flat roof. This building had textured and painted drywall interior walls and ceiling, vinyl floor tile and carpet covering the concrete floor slab, and fluorescent lights. A wood addition, used as a laundry room, had been constructed on the west end of the building. The 1,000-square-foot storage building was located south of the office building and had four bays with roll-up doors and an open storage area. This storage building had corrugated metal interior and exterior walls, a flat wood roof covered by roofing material, and a concrete slab-on-grade floor. The two bays on the north side of this building and the common storage area in the approximate center of the building were used to store miscellaneous construction equipment and supplies and various containers of paints, roofing material, grout, caulk, mortar, and similar types of chemicals. The two south work bays were locked at the time of the site reconnaissance and could not be accessed by IDA. According the Mr. Boeldt, these work bays were used as a taxidermy work area and to store supplies associated with taxidermy. A metal shade canopy was located on the east side of the Property, east of the office building. IDA observed flatbed trailers and other miscellaneous items stored underneath the canopy. There was a storage area enclosed by a chain-link fence at the south end of the canopy. Acrylic roof coating, windows, fencing, and barricades were observed in this fenced storage area. IDA observed toilets, metal sheeting, a portable concrete mixer, and other construction materials throughout the storage yard area. Test borings were installed to sample soil and soil gas to assess the possible impact of the former gasoline station, equipment storage yard, current automotive repair facility, and adjacent dry cleaner. Analytical results indicated the result of some chlorinated solvents in soil gas requiring additional assessment.

Former Use: The Property and Property vicinity was likely developed in the 1870s when the mineral region that encompasses Globe, Miami, and Claypool was removed from the San Carlos Apache Reservation and designated as public land called the Globe Mining District. Based on the environmental professional�s review of historical documents, the current office/residence, storage bays and shade canopy structures present on the Property were constructed around 1965 and yard improvements to the Property were documented in 1975. Prior to the construction of these buildings, a saloon was located on the southeast portion of the Property from at least 1904 until redevelopment of the Property with a single-family residence in 1929. By 1949, the residence was demolished and a service station operated in the southeast corner of the Property from about 1940 to 1952. The Property buildings are used by the Property owner to operate a construction company; store construction materials such as windows, barricades, and home appliances; and perform taxidermy work.
