This property is part of the eleven-property Riverfront Triangle complex bounded by Orange Street, West Broadway Street, and the Clark Fork River. Riverfront Triangle Partners, Clark Fork Riverfront Properties, and the City of Missoula ? with a huge boost from an EPA Brownfields Assessment Grant and from an EPA Brownfields Revolving Loan Fund Grant ? have assessed ten of the properties; cleaned up the five that required remediation; and signed development agreements that will result in a $100 million redevelopment including a state-of-the-art music venue, other commercial ventures, and housing. Former Use: This property is located at the northwest corner of the intersection of W Front St. and N Orange St. and includes one large building (approximately 4,692 ft ); a parking lot occupies the remaining area of the property. The property was originally owned by Cenex Tire Service. In 1994, the Western Montana Clinic acquired the property and remodeled the building into a Now Care facility. In 2002, the Now Care facility relocated, and the building sat vacant until 2006, when it was taken over by St Patrick Foundation?s Sequels Thrift Store. The current occupant, a second-hand retail goods store called Thrift Boutique, assumed possession in the summer of 2009. Riverfront Triangle Partners LLC acquired the property in early 2017. hazardous substances or petroleum products other than small quantities of cleaning products are stored or handled on site. The building includes several bathrooms and a kitchen area which includes only a small microwave oven and sink facilities. A former X-ray room is located in the northeastern-most corner of the building which includes what are presumed to be lead walls. 2
