Additional Property Attributes

The 0.46-acre subject property formerly operated as a used car dealership from 1987 through 2012 and has been vacant since closure in 2012. The subject property currently consists of a portion (approximately 1,785 square feet) of a 3,570-square-foot used car sales building surrounded by asphalt parking and drives. The used car sales building is generally separated into an office area and car wash garage. The subject property was agricultural land from at least 1940 until construction of a multi-tenant commercial building in the southeast portion of the subject property. The multi-tenant commercial building was demolished when the property was developed with the used car sales buildings in 1987. The Phase I and Limited Phase II had data gaps that may need to be investigated regarding groundwater and soils.

Former Use: The property was most recently part of the First Texas Honda car dealership from 1987 until 2012 and has been vacant since that time.Two monitor wells were identified on the Subject Property. Data gaps were identified during the Phase I ESA. The location of Fashion Dry Cleaners, which was identified as a historical dry-cleaner, was not confirmed during this Phase I ESA based on historical sources of information. A previous Phase I ESA reported that the location of Fashion Dry Cleaners was on the Subject Property; however, this was not confirmed. Additionally, omissions of data in the previous Phase I and II ESA reports led to the questioning of the usability of the data in these reports. It is recommended that the monitor wells on site be properly plugged and abandoned.
