Additional Property Attributes

The Property consists of approximately 0.5 acres of land located in the downtown area of Roosevelt. The Property is located on the east central portion of a city block that contains four other commercial properties: a bank; a pawn shop; a retail cell phone service provider; and a heating, ventilation, and air conditioning [HVAC] contractor. The adjacent surrounding city blocks are occupied primarily by commercial businesses. United States (US) Highway 40 (US40) and State Highway 191 are located on the west and north sides, respectively, of the city block that contains the Property. Cottonwood Creek, the most significant surface water feature in the City is located approximately one block (~300 feet) east of the Property.

Former Use: The Property appears to have been vacant and undeveloped land within the downtown area of Roosevelt through at least 1931. By 1953, an approximately 30-ft by 70-ft building had been constructed on the north side of the Property, together with what appear to be five vertical ASTs � each with an estimated storage capacity of 15,000 to 20,000 gallons (based on estimated diameters of 12 feet and heights of 18 to 24-feet). The contents of the ASTs are unknown, however, are similar in size and appearance to bulk petroleum product storage tanks. The tanks remained until at least 1979. The current building was reportedly constructed circa 1980 to serve its current and continuing use as an Auto Parts store (currently NAPA). Mr. Tony Thacker sold the property to Mr. Chad Orme in June of 2018 using private financing. Property use (i.e. NAPA Auto Parts) was reported to remain the same.
