Additional Property Attributes

As of the completion of the Phase I ESA, the site has an open LUST listing associated with a release from a former gas station. Investigations and remedial actions have been completed at the site, but some soil and groundwater impacts remain at concentrations above Utah's unrestricted land use standards (Initial Screening Levels), but below Utah's RBCA Tier 1 screening levels. Because the property is planned for commercial development, it is not likely that additional cleanup will be necessary at this time.

Former Use: Based on historical research, the site was developed by 1911 as residential. The gas station appears to have been built in the late 1950s and operated into the 1990s. In 1995, the USTs were removed and the site operated as a used auto sales lot in 2000. The buildings were removed in 2006, and the site has been vacant since 2006. The site was identified on the FINDS, UST, and LUST databases. A gas station was on the site from at least 1958 to 1995. In 1995 the USTs were removed and petroleum hydrocarbons were detected in the soil and groundwater. After soil removal and groundwater treatment, soil samples wre below Utah's Risk-based Correction Action (RBCA) Tier 1 screening levels and the groundwater was below initial screening levels. The case was closed on December 8, 2008 with a No Further Action letter.
