This property resulted in 2 separate Phase I reports as the owner may sell 2 parcels and retain the others.

Former Use: According to Site interviews and available records, The 125 S. Ash St parcel has been developed since at least 1925 as an oil well supply store from 1925-1951 and various other retail stores until sometime between 1994 and 2006 when the building was removed and the parcel was utilized as a gravel parking lot. The 216 Industrial Ave parcel has been developed since at least 1918 and was identified as the Indian Ice & Cold Storage facility from 1925-2002. Information provided by the owner indicates that the building located on-site was constructed in 1907 and has had numerous renovations and remodels throughout the years. Ice Factory Adventures, LLC purchased the parcel in 2009-2010 and currently utilizes the building as an office, martial arts facility, and cold storage. An adjacent former railroad parcel was utilized by the Chicago & Northwestern Railroad as a rail track since at least 1925. It appears that the railroad operated until the early 1980s, when the tracks were removed and the former location of the rail tracks became a road and alley. Two additional parcels, Casper Block 178, Lots 15-16 are currently vacant and undeveloped and appear to have never been developed.
