Additional Property Attributes

Based on the data obtained during the Phase II investigation it appears the subsurface impacts are limited. The arsenic detected in the one soil sample is likely naturally occurring and does not require further investigation. The limited VOCs and PAHs detected in groundwater indicate the contaminant mass impacting groundwater at the Site is minimal and does not warrant further evaluation or remediation. Soil vapor samples exhibited several VOCs but only one compound exceeded the deep soil screening value. The area of concern is around EM-BH-9 that has an exceedance for 1,1,2,2- Tetrachloroethane however the concentration is only slightly higher than the corresponding screening level. Gem County purchased the building after learning that there was minimal contamination and no risk to their employees.

Former Use: Site history- From at least the early 1920�s to the mid-1970�s the site operated as a gasoline service station called Bacon�s Chevron Service, owned by Howard Bacon. The building was enlarged or replaced with a larger building between 1974 and 1981. In the early 80's Francis Goslin, Ron Morgan, and Mike McGowan formed a group to develop the building into its present status of an office building. The east and west wings were added to the existing auto parts store, which was the former gas station. The tanks were removed at that time. According to city directories the property was used for professional or medical services from 1992 until 2013. Currently the office building is rented to Gem County and houses the Prosecuting Attorney�s office as well as the Idaho Department of Corrections, Division of Probation and Parole. There are no records of USTs being removed from the site. The only other information regarding the site is a PI ESA by DEQ.
