Additional Property Attributes

Property currently houses a Chiropractic office. Was purchased in 1980s by current owner. Previous owner operate a gas station. There are several USTs on the property.

Former Use: 1.4-acre parcel situated on the northeast corner of the intersection of U.S. Route 7/2 (Roosevelt Highway) and Blakely Road. Site currently hosts a chiropractic professional office owned by the property owners, Paul and Lori Hayes. Previous uses include retail sales (gift shop, used 8-track audio store) and during the 1950s hosted a gas station owned by the Leveillee family. Contaminated soils were encountered in the roadway by the Vermont Agency of Transportation (VTrans) in January 2016. VTrans completed an initial site investigation (ISI) of the contamination in the roadway which observed petroleum-impacted soils and groundwater along the property line with 2031 Roosevelt Highway. No work was completed on the 2031 Roosevelt Highway property during the ISI. A gasoline filling station operated on the site through at least the 1950s and was described in in the Town of Colchester Land Records in 1957. There are currently 3 or 4 out-of-service underground storage tanks (USTs) on the property. The former dispenser island currently houses the sign for the Chiropractor?s office. It is unknown if piping remains under the pavement. The VTrans ISI observed soils to be contaminated above EPA regional soil screening levels in two soil borings completed on the southeast border of the property. Contaminated groundwater was collected from monitoring well MW-2 with petroleum constituents at concentrations greater than the Vermont Groundwater Enforcement Standards (VGES). Lead scavengers were also detected in the groundwater at concentrations exceeding VGES. The nature and extent of the contamination will be determined once wells and borings are installed onsite and further downgradient in the Phase II ESA.
