Additional Property Attributes

Patriot Engineering performed UST removal activities at the site in Oct 2019. Three USTs were closed by removal during site
remediation activities. A total of 331.70 tons of petroleum impacted soil was excavated and sent to landfill.
A groundwater monitoring well network was installed and the first quarterly sampling event was conducted. Additional
monitoring wells were installed and further groundwater sampling was conducted.

The City of Alexandria Department of Redevelopment is the current Site owner. The City acquired the Site through the tax sale process in 2017 for purposes of cleaning up the Site. The planned future use for the Site is as green space. Reuse will serve as part of the gateway into the downtown area.

Former Use: The 0.32-acre Site is located north of West Broadway Street and west of North Harrison Street in Alexandria, Madison County, Indiana. The rectangular-shaped Site has been vacant with no on-Site buildings since 2017. The Site is located among a mix of residential and commercial properties. The Site was utilized as a petroleum service station from 1945 until 2012. Based on historical sources, the Site operated as Jeff's Super Lube from 1993 to 2012. It is uncertain when fuel dispensing ceased at the Site, but it is estimated to be around 1999. There are three USTs in two former UST cavities, along with hydraulic lifts and floor drains in the footprint of the former building. Soil and groundwater sample results have identified VOC and/or SVOC and petroleum contamination. The site was a Sinclair gas station between 1945 to at least 1959; it was listed as Gil Miller Service Station from 1960 to 1985; Carroll's Service Station from 1988 to 1993; then Jeff's Super Lube from 1993 to 2012. Undetermined when they stopped selling gasoline, appears to be 1999. The site is vacant and current owner is the City of Alexandria, acquired in 2013.
