"A Lead Paint Survey was conducted by a state of Missouri licensed lead inspector using an X-Ray Fluorescence instrument to determine if surface coatings contain lead. The survey did not find any surface coatings that contained lead in concentrations above 1 milligram per square centimeter in the structure. An Asbestos Survey was conducted by a state of Missouri certified asbestos inspector. 35 bulk samples of building materials were collected from 11 areas and analyzed by Polarized Light Microscopy (PLM) to determine the presence of asbestos. The results showed that approximately 1,500 square-feet of black mastic beneath the floor tiles contained more than 1% asbestos."

Former Use: The 0.76 acre includes a single-story 1,200 square foot building and associated unpaved parking. The property has been used as a fueling station for over 30 years. The property is located in Ozark�s business district and the city is evaluating the possible use of the property to improve the public street and pedestrian crossing. A Phase I ESA conducted in September 2016, identified three recognized environmental conditions (RECs) including: (1) Three Aboveground Storage Tanks (ASTs) containing petroleum products including unleaded gasoline, diesel, and kerosene and connected underground piping; (2) four unregistered underground storage tanks (USTs) removed from the property in 1994 with no analytical data or additional site characterization collected to determine if the USTs caused contamination; (3) a historical railroad line that operated from 1886 to 1975.
