Additional Property Attributes

The Phase I Assessment did not identify any Recognized Environmental Concerns associated with the property.

Former Use: The property has primarily been used as a livestock feed yard with unknown history prior to that. Livestock facilities may result in high levels of nitrates in underlying groundwater; however, nitrates are not included under the U.S. EPA's Consolidated List of Chemicals Subject to the Emergency Planning and Community Right-To-Know Act (EPCRA), Comprehensive Environmental Response, Compensation and Liability Act (CERCLA), and Section 112(r) of the Clean Air Act (EPA 550-B-15-001) and is therefore not a hazardous substance in accordance with ASTM E1527-13. Southern Public Power District is interested in redeveloping the site to expand their offices, warehouses, and utility buildings.
