Future Use Control -
One sample location contained a concentration of a volatile organic compound (tetrachloroethylene aka PCE) above the "sensitive receptor" residential risk (10^6), calculated Vapor Intrusion Screening Level (VISL). Therefore, if future use of the site includes a day care, school, of other sensitive receptor uses, it is recommended that additional soil gas sampling be completed prior to occupancy of the facility. The future use of the site is not a sensitive receptor site, so no further action or clean up is recommended at this time.

Additional Property Attributes

Former Use: Based on a review of historical information, the site was first developed in the early to mid-1960s as a fresh produce and milk depot. In 1965, the site was redeveloped with a gas station which was operated by Conoco. Tucson Fire Department (TFD) records indicate that one (1) 8,000-gallon gasoline underground storage tank (UST) and one (1) 4,000-gallon gasoline UST were installed in 1965 for Conoco and then removed in 1968 by the subsequent operation, Toot �N Moo. Prior to 1970, Blue Palm Laundry began operating at the site as a coin-operated laundry facility/dry cleaner until 1973. Beginning in 1975, the site facility has been occupied by various office tenants including; AZcom Paging Inc., AZ Home Loan Professional, Coast to Coast Produce, and United Cerebral Palsy. From 2010 to present, SAAVI has occupied the site facility. Based on a review of information obtained from the Pima County Assessor�s website, the current site owner is Southern AZ Association for the Visually Impaired (2011-2017). Previous site owners were listed as UCPSA LLC (2006-2010), LLB Development Group LLC (2004-2005), Eli H Stringer II (2002-2003), Poole Jean A & Dolores M TR (1997-2001), and Marx Leon J & Carol J Co-Trustees (1993-1996). Owner information prior to 1993 was not available on the Pima County Assessor�s website.
