Additional Property Attributes

According to historical records reviewed the Mudcats facility was first constructed prior to 1952 with a commercial structure. The earliest available regulatory reference to the subject property dates back to 1986 and indicates that the subject property has operated a retail fuel facility since 1971 with the installation of fuel USTs. The site has operated as a retail fuel facility under the names Scott Chevron Service Station, Freeny Chevron Service Station, and Mudcats Inc, from at least 1986 until 2010 and according to interviews the site was used to house a car wash and barber shop since 2010. PPM observed the subject property to consist of a vacant commercial structure and parking area. During site reconnaissance the adjoining properties were observed to consist of Central Electric Power to the north, A and O Discount Tire and Muffler to the east, Jr. Food Mart gas station to the south, Carthage Junction gas station to the southwest, and SpaceWay gas station to the northwest. The bona fide prospective purchaser, after reviewing the Phase I ESA, decided to look elsewhere for opening their Subway sandwich shop.
