The City took title to the 7-story former Warden Plaza hotel building in July 2016, through an involuntary, abandonment proceeding taking in Iowa District Court. In December of 2016 the City gave title to the building to KDG, LLC, in order to facilitate renovation of the historic hotel; the city retained the eastern parcel that contains the Wakhonsa Hotel, and the City will seek to demolish the Wakhonsa to construct a community cultural center and transit hub. Former Use: 7-story former hotel that sat empty and abandoned for more than 8 years; out-of-state owner unresponsive for payment of taxes and property maintenance. The City of Fort Dodge took title as an 'involuntary taking' through a legal, abandonment clause in Iowa Code, requiring the Iowa District Court to assign title to the City. The City then transferred the western portion of the property to KDG, LLC, in order to facilitate their redevelopment of the "Warden Plaza" portion of the complex, and the City retained ownership of the "Wakhonsa Hotel', eastern portion of the complex for planned demolition in 2020. The Warden Plaza owner is seeking tax credits for remodeling as apartments and commercial, and the City seeks to build a cultural center and transit hub on the eastern, Wakhonsa portion of the current 908 1st Ave S. address.
