Additional Property Attributes

Fairfax Renaissance Development Corporation, the local neighborhood development corporation, is working on a multi-year, multi-parcel development project titled Innovation Square. The development plan is adjacent to the Cleveland Clinic. The former church parcels lie within the development area site assembly labeled as Block 1 (3.28 acres). The redevelopment of this area includes a 56-unit multi-family building, 13 townhome flats, 8 stacked townhomes and 9 traditional townhomes for a total of 86 units and 112 parking spaces. The Phase I revealed one REC in connection with the Property, an off-site dry-cleaning facility which was south of the property and cross gradient in the direction of ground water flow. After additional discussion with the project developer, we have decided to broaden the project scope for the Phase I and Phase II for the church site. The eligibility determination was requested in First Quarter 2019. First Quarter 2019 � Hull performed a Limited Phase II of the church site. Soil samples were collected at six locations. Concentrations of lead in the soil are below residential land use standards. Chrysotile asbestos was detected in one of the samples, however given that it was less than 1%, the soil is not considered to contain asbestos. Ground water sample did not detect any VOC compounds and no USTs were discovered during the GPR survey. Based upon these limited findings, Hull did not recommend any additional activities at this time. However, when the property is redeveloped, further evaluation for the potential presence of asbestos in the soil is recommended. CCLRC acquired the church in March and is preparing it for demolition. After demolition, grading and seeding is complete, CCLRC will transfer back to Fairfax Renaissance Development Corporation for future development. CCLRC involvement complete.

Former Use: The two-story, 5,200 sq. ft, brick church was built in 1957 and was occupied until 2014 when the congregation merged with another Baptist church. FRDC acquired the vacant building in August 2018. The building and the parking lot sit on less than half an acre of land. The parking lot is paved asphalt.
