Additional Property Attributes

The target property is located in a commercial/industrial area of Billings, Montana and is located at a dead-end on North 17th Street. The parcel is approximately 7,000 square feet (0.161 acres), and the target property is relatively flat. One permanent building is located at the site with an additional Conex storage unit located on the northwestern corner of the property. The site is surrounded by industrial land use, N 17th Street, and a railroad spur. Former Use: In 1958, the property was operated as a tire and battery warehouse. In 1961, the property became a general building materials warehouse. The property was leased by a furniture upholstery company for many years. At one time, it was also thought to have been an auto repair facility/paint shop. The property was acquired by Covert Company, LLC in 2009 and is currently leased by Curb Box Specialists, a utlitity repair company. The asbestos inspection confirmed that two building materials contained >1% asbestos (see Table 3-1 in the Phase 2 report). Since there are currently no plans to renovate the Warehouse Building, which would impact the cement asbestos board (CAB) panels (soffit) or the window systems. However, if future plans change, requiring these building materials to be impacted during planned renovations or demolition, the ACBM should be abated by a Montana-accredited asbestos abatement contractor/supervisor.
