Additional Property Attributes

The Town of Hardwick acquired the property from 1718 Group LLC. The Town intends to begin in earnest construction of the "Business Accelerator Project." The Town expects an overall investment of $9 million into this project and the creation of 30 much needed jobs in the Town. Former Use: The Property is comprised of one 3.79-acre tax parcel (Hardwick Tax Parcel 09011). Records from the Town of Hardwick (Town) Clerk's office indicate that the Property was owned for short durations (6 years or less) by a variety of individuals from 1975 to 1988. Beginning in 1988, Stephen Ferber and Tim Nisbet purchased the Property and began operating it as an automobile repair facility (known as Greensboro Garage). After approximately 30 years, automobile repair operations ceased in 2017. The Property is currently vacant, except for approximately 60 new vehicles, which are being stored by an adjacent automobile dealership on the eastern end of the Property. The Property is bounded to the north by undeveloped land, a residence and Lamoille Valley Ford dealership; to the east by Lamoille Valley Ford dealership and a used car lot; to the south by a former railroad track easement and the Hardwick wastewater treatment plant; and to the west by the Lamoille River and beyond the River by agricultural land. The Hardwick Yellow Barn Business Accelerator (aka "Yellow Barn") will strengthen Vermont's farm- and food-based economy by allowing establishments to grow and expand with other entrepreneurs, develop new products, and improve export to external markets. The project will consist of a new two-story multi-purpose accelerator and an adaptive reuse of the historic yellow barn. "Yellow Barn" is a public-private collaboration to offer best-in-class production and administrative space to new and expanding businesses at highly competitive rates. The Town of Hardwick owns the Yellow Barn. The Northeast Kingdom Development Corporation, a non-profit economic development entity, will act as fiscal agent for the facility. Yellow Barn will have two anchor tenants: The Cellars at Jasper Hill, and Cabot. The new facility will also offer accelerator space for new and expanding businesses, including the Center for Agricultural Economy's farm-to-institution supply chain facilitation services such as Farm Connex.
