Additional Property Attributes

The BP gas station (BP #12371) at the west adjacent property has had two confirmed releases and known light non-aqueous phase liquids (LNAPL) or �free product�. The most recent groundwater sampling event detected dissolved-benzene concentrations at 9.8 micrograms per liter �g/L and dissolved ethylbenzene concentrations at 13.0 micrograms per liter (�g/L) in a monitoring well at the north adjoining property from the Subject Property. This facility is located topographically upgradient, and groundwater flow direction is to the northeast towards the Subject Property. This facility appears likely to have the potential to have impacted the soil, vapor, and/or groundwater at the Subject Property.

Former Use: The parcel historically had a driveway for a single family residence on the adjacent parcel. It is currently vacant. The BP across the street has known groundwater impacts which are thought to impact the Subject Property.
