Additional Property Attributes

The Property consists of an approximately 168,000-square-foot vacant manufacturing building and several vacant outbuildings situated on 40.33 acres of industrial land located along the northern bank of the Black River in Lorain. The Property was developed for industrial purposes in the late-1950s by National Gypsum Co., a manufacturer of drywall and building materials. Prior to development of the Property for industrial purposes, the Property was occupied by undeveloped land and wooded land dating back to at least 1951. National Gypsum Co. operated a drywall manufacturing plant at the Property from the late-1950s until approximately 2008, under the aliases �National Gypsum Co. and �New NGC, Inc.� The facility was vacated by New NGC, Inc. in 2008. IRG Henderson LLC acquired the Property in July 2012. Based on information provided to Hull, the Property has not been occupied since the closure of the New NGC, Inc. factory in 2008.
