Threefoot Brewery is interested in redeveloping the property into a brewery and needed due diligence along with an asbestos inspection to evaluate cleanup options. Former Use: The property is an approximately 0.17-acre irregularly shaped tract of land. Two buildings occupy the majority of the subject property. The eastern building is an approximately 3,200-squarefoot, three-story, brick veneer building and the western building an approximately 2,100-square-foot, one-story, brick veneer building attached to the eastern building and located on the western portion of the property. The southeastern portion of the property is covered with the concrete slab of a former building. A fire insurance map dated 1885 depicts a blacksmith and a grocery on the property. Historical records indicate that the property has been used for a variety of commercial/retail operations in multiple buildings, since that time. The buildings that currently occupy the property were built in 1924. The Merchant & Farmers Bank occupied the main building on the property from 1924 until sometime in the early 1970s. Known uses of the western building have included a restaurant and law office. The city directories dated 1982 through 2005 listed the Ready & Pritchard Attorney?s office at 517 23rd Avenue. Threefoot Brewing purchased the property in October, 2019 and began asbestos abatement soon thereafter. Renovations have been ongoing with a planned grand opening in October 2020.
