Approximate 0.43-acre property occupied by Dusty's Chevron, an active, full-service gas station and auto repair facility.

Former Use: The approximate 0.43-acre subject property (Warren County parcel 040C-02-038) consists of Dusty�s Auto Care, an operating fueling/service station with one approximate 1,500-square-foot building containing an office, storage room, restrooms, and two service bays. The onsite, active underground storage tank (UST) system consists of three 10,000-gallon gasoline USTs and two canopy-covered fuel dispenser islands. The balance of the subject property consists of concrete- and asphalt-covered parking areas. According to historical documents reviewed and interviews, the subject property was occupied by residences from before 1932 until the early 1960s. A fruit market also occupied the subject property from the mid-1940s through the early 1960s. The existing fueling/service station was constructed in 1962 and has been in continuous operation since that time.
