Additional Property Attributes

The site currently consists of an undeveloped, primarily grass-covered, 1.4-acre tract of land located at the northeast corner of the intersection of Highway 16 and Industrial Drive in Choctaw, Mississippi. Historical records reviewed indicate that this site was first developed between 1970 and 1980, reportedly as a residential property. The former residential structure on the property was demolished at an unknown time between 1996 and 2006 and the property has been vacant since that time. Historical surrounding land use was characterized by sparse residential and possible agricultural development prior to the construction of Industrial Drive and associated commercial properties around the year 2000. Adjoining properties currently consists of undeveloped wooded land to the north; a residential property to the east; undeveloped, wooded land to the south across Highway 16; the Pearl River Exxon fuel station to the west across Industrial Drive; and a shopping center to the northwest, across Industrial Drive. The Phase I ESA, completed on April 25, 2019 revealed no evidence of RECs in connection with the Property.
