Additional Property Attributes

First Quarter 2019 - The Cuyahoga County Land Reutilization Corporation involuntarily acquired this former gas station parcel in 2018 through tax foreclosure and direct transfer via sheriff deed. Slavic Village Development, the local development corporation, acquired this parcel from CCLRC the same month for possible redevelopment of the site for a transportation facility for Cleveland Central Catholic High School. SVD is now requesting assistance in performing environmental assessments to determine the extent of petroleum contamination. CCLRC obtained a BUSTR approval of eligibility determination to utilize USEPA Petroleum Assessment Grant funds for a Phase I and II for this site on April 3, 2019. We are now engaging contractors for a proposal. Second Quarter 2019 Phase I was completed for this site. There were five RECs found. 1. Based on topographic maps, the potential exists that industrial fill materials were used for construction of the building in 1947. 2. There was a 275-gallon AST and 55-gallon drum on the site. 3. A UST map indicates four USTs were adjoining the building to the north. 4. There is a 550-gallon used oil UST on the site. 5. There is a hydraulic lift within the northern garage bay. These five RECs will be the basis for the Phase II which is currently underway. Third Quarter 2019 Phase II was completed for this site. The EM/GPR survey did not identify areas of disturbed soil that would be consistent with USTs in the areas surveyed on the property. There was soil impacted by VOCs, PAHs and/or TPH at concentrations above one or more of the BUSTR comparison standards as a result of the release from the former UST systems. The groundwater sampling and analysis show that the groundwater has been impacted at concentrations above VAP and BUSTR standards as well. CCLRC involvement complete at this time. Owner is considering options for clean up funding.
