Additional Property Attributes

Asbestos-containing materials (ACM) were identified throughout the Quiz Graphic Arts building. Valley County plans on demolishing the building. The ACM was properly removed and disposed of in February 2020. Other Recognized Environmental Conditions (RECs) include the presence of an underground storage tank within the Quiz Graphic Arts building and the removal of buried solvent tanks approximately 200 feet north and up gradient of the property associated with a former dry cleaners facility. A Phase II Environmental Site Assessment was conducted in July 2020 to assess if the identified RECs have impacted the subsurface at the subject property. Naphthalene was detected in soil at two sampling locations at a concentration exceeding the Nebraska Department of Environment and Energy (NDEE) Voluntary Cleanup Program (VCP) Remediation Goal (RG) for residential use. Naphthalene also exceeded the residential NDEE VCP RG in one groundwater sample. Benzene and ethylbenzene exceeded the residential NDEE VCP RG for vapor intrusion at one sampling Naphthalene exceeded the residential NDEE VCP RG for vapor intrusion at three sampling locations. The contaminants of concern detected appear to be petroleum related; therefore, the site has been deferred to the NDEE Petroleum Remediation Section for further assessment. Former Use: The property was privately owned until 1975 when it was sold to the First National Bank and Trust Company. The site was purchased by Quiz Graphic Arts in 2000. The property was purchased by the Community Development Authority of the City of Ord in October 2019 for redevelopment purposes.
