This 132-acre, City-owned site was formerly known as the Lakewood Fairgrounds. The site is currently the home of Cellairis Amphitheatre, an outdoor concert venue, and EUE Screen Gems Studios ("Screen Gems"), a television and film studio. Past uses on the site, particularly, the 40-year stint of Lakewood motor speedway, warranted a Phase I Environmental Site Assessment (ESA) in 2006 as the City sought new tenants and uses at the site. The Phase I helped lay the groundwork for Screen Gems to sign a 50-year lease and open its 11-stage, 33-acre Atlanta studio complex in 2010. The studio is one of the largest east of Hollywood, CA, with sound stages offering 250,000 square feet of production space and 50,000 square feet of furnished office space. The studio initially invested $9 million in redeveloping the site. This included purchasing a portion of the site and building a new $1.4 million, 39,000 square-foot sound stage. Screen Gems also renovated the existing buildings and made improvements to on property leased from the City. The County assessed value for the Screen Gems property has increased $2.5 million since 2014 and the City portion has increased $5.5 million. An estimated 250 to 300 people work at the studio during an average day. In 2012, the City, Invest Atlanta and Screen Gems undertook a $184,000 Livable Centers Initiative (LCI) planning study for the area around the site. Grant funding for the study was provided by the Atlanta Regional Commission.

Former Use: The subject property was the site of Atlanta�s first waterworks, in 1893. Two years later, the property was leased as a �summer resort� and included a bathhouse, an open-air theater and pavilion, and music stand. In 1916, the fairgrounds became the site of the Southeastern Fair. The Lakewood Speedway opened on-site in 1938, becoming the largest stock car racing track in the South. The last stock car race was held at the track in 1979. The subject property was purchased by the City of Atlanta in 1980. Filmworks USA, Inc. signed a 50-year lease with the City of Atlanta in 1984 to use the subject property as a multimillion-dollar motion picture production complex. Lakewood Amphitheatre (currently HiFi Buys Amphitheatre) opened in 1988, and Lakewood Antique Market opened the following year.
