Additional Property Attributes

The property is a 0.15-acre parcel, which was historically part of a much larger parcel associated with the Higher Ground concert venue and the former Stevens Machine Company and Foundry. The parcel is part of an open, low-priority State Hazardous Waste Site (SHWS; SMS #2000-2754), referred to as the Winooski Redevelopment Area. The site was opened for investigation as the result of historic research conducted in the area in preparation for significant demolition and redevelopment of the area, which took place between 1999 and 2006. Although no monitoring wells remain at the site, semi-annual groundwater monitoring was conducted at the site from the discovery of groundwater and soil contamination in 1999 until the area was redeveloped (ca 2004). All monitoring wells were destroyed during the redevelopment. Historic research of the property indicates that several buildings, or portions of buildings, have been located on all or a portion of Lot #8. The property�s earliest known historical use is as an iron foundry, since at least 1857, while surrounding properties functioned as lumber mills. The iron foundry operation expanded sometime prior to 1869 into the larger Edwards & Stevens Machine Shop and Iron Foundry, which manufactured a variety of heavy equipment until the early 1960s. In the 1960s, the property appears to have been used for wire fabrication, first by American Supertemperature Wires (1961-1965) and later by Haveg Industries (1965-1967). This company also occupied the top floor of the Champlain Mill building, and is considered responsible for significant mercury contamination to the Champlain Mill�s structural materials (floorboards, etc.). The Foundry building was demolished in 1972 for the Urban Renewal project, and a concert venue was built on a portion of the property. That building was later demolished for a significant redevelopment of the area, which occurred in various phases between 2004-2011.
