Additional Property Attributes

Landowner privately financed Phase I and Phase II assessments, totaling $20,522.73. Former Use: The Subject Property was developed in approximately 1929 as an agricultural, construction, and consumer powersports equipment sales and service dealership. The property has stayed in continuous use in this manner until 2018. The property was operated by L.W. Greenwood & Sons from 1929 until 2014, before being leased to Champlain Valley Equipment from 2014 to June 2018. Assessment is being undertaken at the request of the prospective purchaser, a company that intends to redevelop the site for industrial use. The Phase II study reports the presence of VOCs in soil gas at concentrations exceeding residential standards. Industrial standards were exceeded at Building #1. An ECAA was developed and the proposed remedy was pilot tested. Additional sampling conducted in the northern part of the building and no compounds of interest were detected above regulatory thresholds. The CAP was finalized and approved by DEC on 7/21/2020. The selected remedy was implemented and a report submitted to DEC. The site received a Certificate of Completion in December 2020. Redevelopment is underway, but no cost estimates are available at this time.
