Additional Property Attributes

Former Use: Current Property Owner conducted All Appropriate inquiry (AA) prior to purchase in 2017. The properties are an approximately 0.12-acre rectangular lot located on the corner of Bruce Street and Bradford Street in downtown Rosedale, Mississippi. The two addresses are located within the same building and the interior wall separating 300 and 302 is no longer in place. The owner is making the separate locations into one building and as demolition has already begun, the owner asked PPM to combine the properties as one location denoted as 300. The majority of the property is the concrete foundation of the former buildings. Only the exterior walls are currently standing on the site and the building has no roof. The remainder of the property is covered in grass on the eastern and southern sides. The surrounding properties are commercial business, vacant buildings, and residential housing. The assessment has revealed no evidence of RECs in connection with the property except for the following: ? Previous property use as a pressing club ? Historical printing shop and dry cleaners on Neighboring Properties ? Historical Gas Tanks on Neighboring Properties
