Institutional and Engineering Controls

The property consists of one parcel of land, totaling approximately 8.8 acres, on the east side of Spear Street, in the City of South Burlington, Vermont. The area immediately surrounding the property is in a rural portion of the City of South Burlington, with agricultural farms and fields and residential structures. The University of Vermont agricultural research complex is located to the north, and the BioMosaics biotech company and the University of Vermont Bioreaserch and Entomology lab is located to the northwest. Interstate 89 is located to the east. The property itself is a mixed-use residential and commercial property. The property is relatively flat, with apparent wetlands in the north and eastern portion of the property. A large portion of the central and eastern portion of the property has been filled with soil from an unknown source(s). There are also two large piles of fill soils on the property. The property currently hosts a vacant residence and a commercial garage. The commercial garage contains some equipment and various materials associated with the electrical contracting business that historically operated on the property. There are three structures on the property. The residential structure is a two-story, wood framed building, with a full basement, and a poured concrete foundation. The residence also has an attached 2-bay garage, and is heated with natural gas. Fuel oil was utilized for heat in the past, and a fuel oil underground storage tank has reportedly been removed from the property. The second building on the property is an 80' x 100' steel framed garage. The garage has 2 trench drains and a concrete lined maintenance pit. The heating source for the garage is believed to be propane or natural gas. The third building is a small (10' x 8') steel storage shed near the commercial garage. The storage shed is mostly empty.

Additional Property Attributes

Property was historically used as a residence with a commercial garage that was used by an electrical contracting company. The previous owner filled a large portion of the 8.8 acre parcel with fill soil from unknown sources. The residence and commercial garage are currently vacant and used for storage. Future use is fully permitted 32 apartments in eight buildings as well as large solar array.
