Additional Property Attributes

The property includes approximately 2.5 acres lot in an irregular shape that is bounded by South Grand Street to the east and the Ouachita River to the west in the city of Monroe, Louisiana. Improvements to the site include paved area across a majority of the site. The earliest available record of the subject property dates back to the 1898 Fire Insurance Map that illustrates three residences on the northern portion of the site and the Monroe Shingle Co on the southern portion of the site. A boat factory was added to the southern portion of the site between 1909 and 1913 and converted to the Monroe Machine Boiler and Iron Works prior to 1920. The shingle factory on the site was removed prior to 1926 and an ice cream factory was constructed on the southern portion of the site. Other uses of the site include: Buckeye Plumbing, Carl Miller Signs, Monroe Glass and Body Co., Tidwell and Sons Service Station, Monroe Tent and Awning Co., Dairy Products Co. Inc., Monroe Machine and Boiler Works in 1929; a wholesale glass store, paint store, garages, sign painting store, automotive body repair and pyro spraying facility, gasoline filling station, boat repair facility, tent and awing manufacturer, general storage building, machine shop ice cream factory, residence and boiler repair in 1932; Monroe Radiator and Repair Co., Miller and Goodson Auto Repair, Monroe Tent and Awning Co, Dairy Products Co. Inc. and Kent Ice Cream Co. , Kennedy Iron Works and residence in 1933-1934; an unlabeled store, woodworks facility, automotive repair facility, boat storage, machine shop, motorcycle repair facility, gasoline filling station, boat repair facility general store, ice cream factory, garage, residence, and iron works shop in 1951; Griffin-Loftin (parking lot), Griffin-Loftin (storage), Griffin- Loftin Autos, Howard Griffin Outboard Motors, Gene's Sporting Goods, Monroe Boat Club, Loftin Esso Station, Collins Electric Co. Inc., JB McCoy Library Co., Kokino's Purity Ice Cream Co. in 1954; Howard Griffin Outboard Motors, Gene's Sporting Goods, Howard Griffin Inc. Storage, Kokino's Purity Ice Cream Co Inc. in 1959; Howard Griffin store and boat repair facility in 1970 Law offices, Kokino's Purity Ice Cream Co. Inc., Hubenthal House Boats in 1998; and Law offices and Kokino's Purity Ice Cream Co. Inc. in 2002. All structures were removed from the subject property between 2009 and 2011. The current property owner is Dr. Matthew Sanderson.

A RECAP evaluation was prepared and submitted to the LDEQ for review. LDEQ issued a No Further Interest letter dated 10/18/22.
