Additional Property Attributes

The Site is 10.20-acres and is developed with an 882 sq. ft. hydroelectric powerhouse building attached via an enclosed walkway to a 2,736 sq. ft. diesel generator powerhouse, an approximately 476 sq. ft. workshop, and a 300 sq. ft. caretaker's cottage. The workshop and cottage are abandoned and no longer in use. Topography at the Site slopes steeply towards the north (toward the powerhouse buildings) and west towards the Clyde River, which is present on the western portion of the property. The Site topography on the western side of the Clyde River slopes steeply towards the east and the river. Groundcover consists primarily of a gravel roadway from south to north leading to a gravel parking area on the north of the property. The remaining groundcover is grass and forest. A penstock trends north-south along the Clyde River and terminates at the hydroelectric powerhouse. A large decommissioned diesel aboveground storage tank (AST) is present approximately 200 feet south of the diesel powerhouse. The Site is accessed from Great Falls Road, which is accessed from Vermont Route 105 to the south. The Site is zoned Land/Utility. The area surrounding the Site is primarily residential, farmland, and undeveloped forest. The review of historical sources indicates that the Site was first developed for hydroelectric power generation prior to 1896, which was the oldest available record discovered, and continued this use to the current day. Barton Village has been the owner, through several names, since at least 1896, according to available records. The current hydroelectric powerhouse was constructed in 1930. In 1956 diesel power generation was installed on the Site to supplement hydroelectric power. The diesel power generation was discontinued in approximately 2017.
