Additional Property Attributes

The Property consists of two parcels of land totaling approximately 3.44 acres developed with two single-story buildings (referenced hereinafter in this report as the "truck fab" and "machine shop" buildings) owned by AJB Holdings, LLC. The buildings are currently unoccupied except for a caretaker. These buildings and the Property were last used by Renegade Manufacturing (Renegade) to manufacture equipment for the mining industry. The smaller 5,562-square foot truck fab building was constructed in 1988 and last used for fabrication of heavy-duty reinforced beds and other items for trucks. The larger 13,298-square foot machine shop building was constructed in 1946 and last used by Renegade to build or fabricate various types of custom-made industrial equipment. The machine shop building was originally constructed as a Ford automobile dealership. Both buildings were used by Lamar Incorporated Machine & Fabrication Shop before they were used by Renegade. Historical information and interviews with a representative of Renegade suggest that Lamar operated at the Property from 1990 to 1994 and Renegade operated at the Property from 1994 to 2017.
