Additional Property Attributes

The site is approximately one acre of the four tax parcels listed. The former Alderwood Laundry is within a strip mall currently owned by the Lynnwood Public Facilities District (PFD). The Lynnwood PFD is about to embark on a Master Planning project for the Convention Plaza property that also contains the Lynnwood Convention Center. While not finalized, plans will include demolishing the existing two strip mall buildings, which are aging and are no longer cost effective to maintain, that align with the contaminated area of the property. The strip mall buildings may be replaced with a parking garage, additional retail and potentially residential units. The intent is that the remediation of the contaminated soils will be completed during the construction process anticipated to begin in the next 24-36 months. Groundwater remediation will require in situ treatment, several options of which have been identified, but no pilot studies have been performed to prove efficacy.
phase I ESA conducted in 2001 identified a dry cleaner that operated between approximately 1963 and 1982 in the southern unit (approximately 2,100 square foot tenant space) of the existing strip mall building. A phase II ESA conducted in 2002 identified tetrachloroethylene (PCE) in soils adjacent to the building at a concentration less than the MTCA cleanup levels at the time. Groundwater was not encountered in the well installed during the 2002 phase II ESA. Subsequent site assessments conducted between 2012 and 2019 identified PCE, and to a lesser extent associated breakdown products, in soil and groundwater under and around the former dry cleaner unit and suspected source. In addition, PCE in groundwater has migrated off site and downgradient to the adjacent property to the west. Site assessment activities have delineated the plume with the furthest downgraident wells non-detect for PCE.
Supplement assessment activities include soil gas, subslab, and indoor air sampling; installation of two additional groundwater monitoring wells, and a pilot in situ treatment study.
