Additional Property Attributes

The property consists of 4.32 acres and is developed with an approximately 3,082-square-foot, single-story, slab-on-grade vacant former automotive repair shop building constructed in 1947. There are two roll-up doors leading to shop areas in the east portion of the building, a paint room, an office area on the west side of the building, and various other spaces in the building of unknown use. There are chainlink- fenced storage yards west and east of the building, and a woodshed (well house) on the north side of the building. The area immediately south of the building is asphalt-paved and the area immediately north of the building is grass-covered land with debris. The remainder of the property is vacant land. The subject property is serviced by a water well, natural gas, and electrical power. There is no sanitary sewer service to the subject property. We saw no evidence of a restroom inside the building, out houses, or floor drains. Research indicates that the subject property was vacant land and/or agricultural between at least 1938 and 1947, when the current building was constructed. The use of the building is unknown prior to 1968, but beginning in 1968, it was occupied by Hunt's Dismantlers and used as an automotive repair shop and junk yard. The property has been unoccupied for several years.
