The Phase I Environmental Site Assessment that was completed for the Property identified the following Recognized Environmental Conditions: 1) The Fairbury FMGP Site is located approximately 37 feet from the Property. Sampling completed at the Fairbury FMGP site confirmed volatile organic compounds (VOCs) and semi-volatile organic compounds (SVOCs) in groundwater above the Nebraska Department of Environment and Energy Voluntary Cleanup Program Remediation Goals. The site is currently pending cleanup; 2) the adjoining properties to the north and west were historically used for grain storage and mill operations; and 3) adjoining properties served as a railroad corridor and for coal storage/combustion. A Phase II Environmental Site Assessment is recommended to analyze soils and groundwater for petroleum hydrocarbons, VOCs, SVOCs, and metals. Soil gas samples should also be collected to determine if there could be a vapor intrusion concern for future occupants.
