Additional Property Attributes

The subject property consists of approximately 107 acres of undeveloped land in West Monroe, Louisiana. The subject property is bound to the west by Well Road and to the south by a railroad track. The earliest available record dates back to the 1935 topographic map that illustrates the subject property as undeveloped. Title records indicate that the subject property was purchased in the 1920s for future usage as part of a larger tract of land utilized as a soil and gravel pit. The subject property appears to be mostly undeveloped through 1949. The subject property was an active mining site in 1956 operated by Monroe Sand Gravel Company. The subject property was purchased by Mr. George Cox in 1973. Ms. Irma B. Cox received the subject property via succession in 1977. Mrs. Melanie Colvin was appointed as the Independent Administratrix of The Estate of Irma B. Cox in 2014. According to interviews and aerial photographs, the subject property has been left undeveloped since at least 1973. The adjoining properties during site reconnaissance include undeveloped land to the north, northeast and east, City of Monroe property with a natural gas well and City of West Monroe Public Works on the adjoining property to the northeast, Railroad right-of-way to the south, TEDCO Inc. and D and J Construction Co Inc.to the west. A Phase I ESA was conducted for the property on June 16, 2021 The operations on the adjoining property of the Southern Tool Co Inc. and American Machinery from at least 1967 to at least 2000 and possible hydraulic conductivity between the two sites to represent a REC.
