Additional Property Attributes

The Property consists of approximately 0.10 acres of land developed with a one- story 862 square foot building with exterior walls covered with plaster and corrugated metal siding, a wooden roof with plaster ceiling and tar paper shingles. Surrounding properties are primarily used for residential and commercial purposes. The original date of construction is listed by the Carbon County Assessor as 1925. The first date commercial operation of a gas station at the Property is unknown although one historical record (Sanborn fire insurance map) shows the building with a label that says "GAS" and "OIL" in 1931. The current property owner Ms. Gaelene Hunsaker indicates that she and her husband have owned the property for 30 to 40 years and that gas dispensers had been removed when they purchased the Property. The date of purchase is confirmed by a title report that indicates that the current owner acquired the Property in 1981. Approximately 37 years ago (1984), Ms. Hunsaker says she stored material from her glass business in the building at the Property. After that the Property was rented to an individual who used the building as part of their towing business. The Property and building have reportedly been vacant and unoccupied for the last 20 years. Ms. Hunsaker said that she previously had underground storage tanks (USTs) removed from the Property although she has no documentation of this and didn't know the year when this work was completed.
