Additional Property Attributes

The Kansas Department of Health and Environment received a Brownfields application from the City of Dodge City for their property located at 110 First Ave. in Dodge City, KS. They requested a Phase I BTA with asbestos and lead based paint surveys for the Casterline Seed BTA project. The application was approved on July 13, 2018.

The Kansas Department of Health and Environment (KDHE) completed a Phase I Brownfields Targeted Assessment (BTA) at the property in Dodge City, Kansas. Based on the information collected during the Phase I report, "Recognized Environmental Conditions" were identified as significant potential for contamination due to the historical uses of the property for grain and seed storage, a currently operating north-adjoining automotive repair operation, and 55-gallon drum staging on the east-adjoining property. Due to the identified RECs, KDHE recommends a Phase II environmental assessment.

Business Environmental Risks (BERs) were found during a NESHAP Limited Asbestos, Lead-Based Paint (LBP), and Mold Survey. Based on the information collected during the survey, asbestos containing materials (ACMs) were identified as beige floor tile (1.5-3% chrysotile), brown sheet flooring with backing (12% chrysotile), beige caulk with paint (2% chrysotile), black sealant (5% chrysotile), of-white window glazing with paint (2% chrysotile), black roofing mastic (5% chrysotile), black mastic (6-8% chrysotile), black felt (15% chrysotile), black mastic with silver coating (10% chrysotile), black sealant (10% chrysotile), off-white caulk (2% chrysotile). Lead-Based Paint was identified as yellow paint on steel (14900 mg/kg). Abatement of the ACM will likely be required prior to demolition.

The Kansas Department of Health and Environment (KDHE) completed a Phase II Brownfields Targeted Assessment (BTA) at the above referenced property in Dodge City, Kansas in January 2020. Based on the soil and groundwater data obtained during the Phase II BTA activities, Nitrates and Total Nitrogen contamination was detected in soil and groundwater at concentrations above their respective residential Risk Based Standard (RSK) for Kansas. Given the intended use of the property, further investigation is not necessary through the Brownfields Program and the property is cleared for redevelopment.
