Additional Property Attributes

The property historically served as a retail store including a former NAPA Auto Parts. The Benkelman Community Redevelopment Authority (CRA) would like to redevelop the facility into a new community center for public events and a gathering space. Asbestos-containing materials (ACM) were identified in the building. The Benkelman CRA properly removed and disposed of all ACM in November 2021. A Phase I Environmental Site Assessment (ESA) also identified the following recognized environmental conditions: the historical use as an auto parts store with evidence of open containers of motor oil stored in a lean-to with an earthen floor; and a historical drycleaners facility located on the southern adjacent property in 1931. A Phase II ESA is recommended to determine if the historical use of the subject property and adjacent property has impacted the underlying soil, soil gas, and groundwater. The lead-based paint survey did not detect any lead-based paint.
