Additional Property Attributes

The site contains an 11,000 square foot building that was used as a hospital from 1948-2002. The building has sat empty since 2002. It was purchased by the current owner, who has subsequently gutted the interior in an attempt to make the site build ready. The exterior (sidewalks, brick shell, windows exterior doors, parking lot) has begun to degrade, which makes it not visually appealing. The interior walls, fixtures, plumbing, and electrical have been removed. Community Action Partnership (CAP) of Greater St. Joseph proposes to rehabilitate the existing building to serve as a Head Start, Early Head Start and CAP offices. The city of Cameron and CAP have held public meetings in regards to the Early Head Start facility and the public is excited about the opportunity.

Lead-based paint may be present in the building. A lead-based paint survey is recommended prior to future use. An auto repair shop was located northwest of the property and a Phase II ESA is recommended with soil and groundwater sampling for contaminants commonly associated with USTs, auto services, repair shop operations.
